1. Buckling & Curling ShinglesRoof Replacement
If a lot of the shingles are buckled or curled over, the roofing is past its life expectancy and should be replaced.The damage will be easier to spot in direct sunlight, if you look at the slopes of the roofing.

2. Shingles in the Gutters
If you notice a large amount of tiny, black granules in your gutters, it’s a clear indication that the roof is towards the end of its lifespan. The granules have worn off the roof which means the roof is no longer fire-resistant and there is little protection against the sun’s harmful UV rays.

3. Missing Shingles
If there are too many shingles missing from the roof, your home’s structure will be compromised. Openings in the roof will result in leaks and water damage, as well as mold. A roofing contractor should be called immediately to assess the damage and start replacing the material.

4. Sagging Roof
A clear warning sign your roof may be in need of replacement, is if there is visible sagging in the roof structure. A sagging roof is often caused by water damage, or a heavy amount of ice and snow. Check in the attic to see if there is any light coming through the roof boards, and if there is any noticeable moisture in the insulation.
